How to reduce the risk of mold and mildew on the walls
What are the causes?
Moisture trapped behind low or non breathable wall treatments like vinyl
in photo above can cause mold and mildew to grow into a health
hazard and contributes to the sick building syndrome. The substrate
begins to deteriorate resulting in costly repairs. Negative air pressure
in a building also adds to the problem as it draws unconditioned outside
air through exterior wall cracks. According to Mold & Mildew, a
prevention handbook available through the AH&MA in Washington DC,
"vinyl wallcoverings precipitate higher annual operating losses than
breathable wall surfaces. Building Design & Construction, August,
1992, Applied Technology article states, "the hotel/motel industry calls
it an annual $68 million renovation plague". Most recently, in the Wall
Street Journal edition, of June 18, 1999, it stated, "hotels spent $3.2
billion last year on renovations -- but paid little attention to air
quality". In the article, a consultant on indoor air quality was quoted
as saying, "It's a no-brainer. Vinyl doesn't breathe." As a result of
the growth of sick building syndrome lawsuits and complaints, ASHRAE,
EPA, and other regulatory agencies are in the process of developing
guidelines to limit the use of non breathable interior finishes in high
humidity areas. In October 2001, the General Services Administration
issued a memo to discontinue the use of vinyl wallcovering in GSA owned
and leased buildings due to problems with mold growth under the vinyl.
What can you do?
If you see pink and black stains on your wallcovering and/or smell musty odors
in your rooms, chances are the walls behind the wallcovering
look like the photos shown. You will need to strip off the
old wallcovering and clean the walls with a Clorox and water
solution to clean the stains. Allow the walls to dry. Then
use an antimicrobial cleaning agent to kill the mold and mildew
spores. Your walls will need to dry out to a moisture meter
reading of 5% or less. If you find that the sheetrock is mushy,
it will have to be replaced. When you are ready to install
a new wall treatment, use glass textile wallcovering.
